Land Use/Zoning Review

The Land Use Code designates zoning and allowed uses for property in the unincorporated area of the County to promote compatible land use patterns and establish development standards.

County review and approval is required for:

  • Land uses designated in zoning district descriptions as being allowed by SP-site plan, PSP- public site plan, MS-minor special review, S-special review
  • A proposed use that is not allowed by a property's zoning (Special Exception) or a proposal to change the zoning of a property (Rezoning)
  • Proposed changes (extensions, expansions, changes in character) to "grand-fathered" land uses
  • Activities of State Interest (such as power plants and pipelines)
  • Public Projects (such as schools, parks and fire stations)

A pre-application conference is required prior to submitting any application for review.
