The Land Use Code has different options, processes and requirements for subdividing property. These options vary, depending primarily on a property's location and size. If you're making changes to property line locations (boundary adjustments or combining parcels), the process will depend on how the original lots were created.
County review and approval is required for:
(*35 Acre Developments: Land divisions that create parcels of 35 acres or larger do not require approval by the Larimer County Board of County Commissioners as long as all parcels created are at least 35 acres in size. A minimum of 70 acres is required to divide property in this manner. Parcels created by "35 acre developments" are subject to all other county regulations, including zoning and building codes.)
