Lead HVAC Technician

Maintains and repairs heating, ventilation, air-conditioning, and refrigeration equipment in accordance with diagrams, operating manuals, and manufacturer's specifications in the building maintenance division. Performs skilled work involving HVAC/R, painting, plumbing, carpentry, mechanical, and electrical maintenance in the repair and maintenance of County buildings and equipment.

  • Receives general supervision from the Facility Services Manager and Building Services Supervisor.
  • Exercises indirect supervision over technical staff and contractors to carry out assigned duties in the field as needed.
  • Supervise HVAC Tech in the field.
  • Perform preventive maintenance and repairs to cooling systems, heating systems, plumbing systems, cooling towers, boilers, pumps, fans, filters, and other mechanical equipment.
  • Calibrate controls, replace bearings and shafts, rewire equipment, fabricate and install sheet metal, and retrofit new components to existing equipment.
  • Interpret engineering drawings and equipment manuals.
  • Evaluate building summary reports using specific field hardware/software.
  • Operate, equip, and maintain service vehicle.
  • May direct and oversee work performed by contractors.
  • Inspect and perform complex maintenance tasks throughout the County involving mechanical, electrical, and plumbing tasks.
  • Analyze operational problems and initiate major maintenance of malfunctioning equipment and electrical systems.
  • Prepare bids or recommend options for replacing, repairing, or adding to HVAC/R equipment or systems.
  • Control and maintain building automation systems and logic.
  • Install, maintain, and repair plumbing systems and a variety of plumbing fixtures such as faucets, sinks, toilets, and water heaters.
  • Start-up, shutdown, schedule, and maintain boilers and air conditioning systems.
  • Perform other duties as appropriate or necessary for performance of the job.
Knowledge, Skills, & Abilities:
  • Routine software and business applications including, but not limited to, word processing, spreadsheets, presentation software, and databases.
  • Electrical, mechanical, painting, carpentry, and plumbing maintenance procedures, tools, and equipment.
  • BAS computer programming and interpreting ladder logic.
  • Safe work practices.
  • Communicate clearly and concisely, both verbally and in writing.
  • Read and comprehend department and County rules, regulations, policies, and standard operating procedures.
  • Perform advanced math skills, schematic interpretation, and formulas.
  • Supervisory principles, procedures, and methods including selection, training, discipline, and evaluation.
  • Perform data entry.
  • Read and interpret blueprints, engineering drawings, schematics, and MSDS information.
  • Operate voltmeter (analog and digital), ammeter, digital thermometer, electronic sight glass, and leak detector.
  • Diagnose/troubleshoot equipment controls and understand multiple front-end BAS software packages.
  • Prepare bid specifications.
  • Perform duties independently without close supervision.
  • Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Write routine reports and correspondence.
  • Establish and maintain effective working relationships with other County employees, representatives of other agencies and organizations, and members of the community.
  • Equivalent to an Associate's Degree from an accredited college or university with major coursework in Mechanics, HVAC/R, Building Construction, Maintenance, or a related field.
  • Five years of experience in building maintenance involving HVAC/R, mechanical, electrical and plumbing tasks, a directly related field, or in the performance of similar duties and responsibilities.
  • Possession of, or ability to obtain, a valid Colorado Driver's License.
  • EPA Universal Certification to handle refrigerants.
  • CFC certification.
  • Ability to obtain a contractors license for all cities within the County.

Physical Requirements:

STRENGTH: HEAVY - Exert up to 100 lbs. of force occasionally, and/or up to 50 lbs. of force frequently, and/or up to 20 lbs. of force constantly to move objects.

MOVEMENT: Frequently 2 ½ to 5 ½ hours/day to Constantly 5 ½ to 8 hours/day

  • CLIMBING - Ascending or descending using feet and legs and/or hands and arms. Body agility is emphasized.
  • BALANCING - Maintaining body equilibrium to prevent falling on narrow, slippery, or erratically moving surfaces; or maintaining body equilibrium when performing feats of agility.
  • STOOPING - Bending body downward and forward. This factor is important if it occurs to a considerable degree and requires full use of the lower extremities and back muscles.
  • KNEELING - Bending legs at knees to come to rest on knee or knees.
  • CROUCHING - Bending body downward and for-ward by bending legs and spine.
  • CRAWLING - Moving about on hands and knees or hands and feet.
  • REACHING - Extending hand(s) and arm(s) in any direction.
  • HANDLING - Seizing, holding, grasping, turning, or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand.
  • FINGERING - Picking, pinching, or otherwise working primarily with fingers rather than with the whole hand or arm as in handling.
  • FEELING - Perceiving attributes of objects, such as size, shape, temperature, or texture, by touching with skin, particularly that of fingertips.
AUDITORY: Not Limited
  • TALKING - Expressing or exchanging ideas by means of the spoken word. Talking is important for those activities in which workers must impart oral information to clients or to the public, and in those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
  • HEARING - perceiving the nature of sounds. Used for those activities which require ability to receive detailed information through oral communication, and to make fine discriminations in sounds, such as when making fine adjustments on running engines.
VISION: Required
  • NEAR ACUITY - Clarity of vision at 20 inches or less. Use this factor when special and minute accuracy is demanded.
  • FAR ACUITY - Clarity of vision at 20 feet or more. Use this factor when visual efficiency in terms of far acuity is required in day and night/dark conditions.
  • DEPTH PERCEPTION - Three-dimensional vision. Ability to judge distances and spatial relationships so as to see objects where and as they actually are.
  • ACCOMMODATION - Adjustment of lens of eye to bring an object into sharp focus. Use this factor when requiring near point work at varying distances.
  • COLOR VISION - Ability to identify and distinguish colors.
WORK ENVIRONMENT: ENVIRONMENTAL CONDITIONS AND PHYSICAL SURROUNDINGS - EXPOSURE: Frequently 2 ½ to 5 ½ hours/day to Constantly 5 ½ to 8 hours/day
  • EXPOSURE TO WEATHER - Exposure to hot, cold, wet, humid, or windy conditions caused by the weather.
  • EXTREME HEAT - Exposure to non weather-related hot temperatures.
  • NOISE - Exposure to constant or intermittent sounds or a pitch or level sufficient to cause mark ed distraction or possible hearing loss.
  • VIBRATION - Exposure to a shaking object or surface. This factor is rated important when vibration causes a strain on the body or extremities.
  • CONFINED/RESTRICTED WORKING ENVIRONMENT - Work is performed in a closed or locked facility providing safety and security for clients, inmates, or fellow workers.
  • PLATFORM FOR MOVEMENT - Work requires walking on uneven surfaces, climbing or working on ladders, scaffolds or heavy equipment.
