Information and Real Estate Services (IRES) groups types of real estate based on use and style of the unit. The two groups shown here are Residential and Attached homes. Residential homes are single-family houses and residential acreage properties that do not share a common wall with another unit. Attached homes are properties that have shared walls or other structural components between units (i.e. condominiums, townhouses, or half of a duplex). Unless indicated, all housing data includes both types of homes, residential and attached, and both types of sales, resale and new construction.

What these data tell us:

Between 2000 and 2009, the median sale price for houses in Estes Park increased by 47.4% and the trend has been one of relatively steady growth up until 2009. However, both Fort Collins and the Loveland/ Berthoud area have not fared as well. The Fort Collins median sale price increased 24% between 2000 and 2009 and growth has been somewhat flat. Loveland/ Berthoud prices increased 32.7% between 2000 and 2009, peaking in 2006 and then declining by 14.4% since the peak.

A 'median' sale price means that an equal number of homes were sold at a price above the median, as were sold for a price below the median.

What these data tell us:

There were differences between the Fort Collins/Wellington and the Loveland/Berthoud areas when split by type of dwelling (residential vs. attached) and type of sale (new vs. resale). From 2000 to 2009, Loveland/Berthoud's median sale price for a new residential unit increased 102.8% to $357,000 compared to the Fort Collins/Wellington area which increased 14.1% to $296,563 over the same period. Please note that combining communities will affect the median sale price for the entire area. For example, increased sales of lower-priced homes in Wellington may have the effect of lowering the median sale price for the Fort Collins/Wellington area.

In 2009, the median sale price of existing (resale) residential units in the Fort Collins/Wellington area was $74,063 less than the median price of new residential units, and the median sale price for existing units has increased 8.5% between 2000 and 2009. The median sale price of existing residential units in the Loveland/Berthoud area increased 17.4% between 2000 and 2009, and was $161,000 less than the median sale price of new residential units in 2009. The median sale price of new construction in the Loveland/Berthoud area increased more than 102% between 2000 and 2009, the highest percentage of the four categories shown. What these data tell us:

From 2000 through 2009, the average residential home price increased nationally (51.5%), and saw a decline in prices beginning in 2008. The Fort Collins/Wellington area saw prices drop two years earlier (2006), and has seen the smallest amount of gain over the ten-year period (14.1%). During this period, the Loveland/Berthoud area also saw a decrease in prices in 2006, followed by two years of gains before falling again in 2009.
