Recording Documents

The main focus of the Recording Department is first and foremost the maintenance and integrity of the Larimer County Public Land Records which date back to 1862. Our duties include, the recording and imaging of documents for the permanent public record; providing a grantor/grantee index for search and retrieval of recorded documents; and providing copies of those documents to the public upon request.

Documents typically recorded in our office include but are not limited to:

  • Deeds (warranty, quit claim, beneficiary, personal representative, etc.)
  • Deeds of Trust and Mortgages
  • Plats and Land Surveys
  • Easements and Covenants
  • Liens and Transcripts of Judgment
  • Marriage and Civil Union Licenses
  • Military Discharge Records

Note: The Clerk and Recorder does not provide blank forms of any type. You may purchase forms at any office supply store or from many online sources.

*Documentary fees apply only to documents transferring title to real estate. For example, this fee usually applies to documents such as Warranty Deeds and Quit Claim Deeds. Please contact our office at for additional information, or call us at (970) 498-7860.

Submitting Your Documents

You may hand-carry your signed and fully executed document(s) to our office at 200 West Oak Street, 1st floor, Citizen Information Center, Fort Collins. Our office does provide notary services for $5 per document. Our office hours are Monday through Friday, 8 a.m. to 5 p.m. excluding holidays.

Please be sure to include payment for recordings. We accept cash or checks payable to Larimer County Clerk. Credit cards are also accepted in person only, subject to additional fees. Please make sure fees are correct as we will only refund overpayments of $25.00 or more. After recording, your document(s) will be mailed back to you in 1-2 weeks.


The Recording Department offers e-Recording services. Electronically submitting documents for recording increases speed and security and decreases costs, when compared to traditional mail submissions. We currently contract with three vendors. If you are interested in e-Recording with Larimer County, please contact one of the vendors listed below.

Request for Redaction of Partial Social Security Number from Recorded Document

You may request partial redaction of a social security number from a document if you are the holder of that social security number or if you serve as the personal representative, custodian, conservator, or guardian for the individual to whom the number is assigned.
