MINUTES OF THE LARIMER COUNTY BOARD OF ADJUSTMENT

(May 25, 2010)

 

The regular meeting of the Larimer County Board of Adjustment was held in the County Board Hearing Room in the Larimer County Courthouse, Fort Collins, Colorado at 7:00 p.m., May 25, 2010, at which time the following business was transacted.

 

Board Members Present: Greg Christensen, Peter Bohling, Eric Berglund, Alan Cram, and Evelyn King

 

Staff Present: Toby Stauffer, Staff Planner, and William G. Ressue, Assistant County Attorney

 

Minutes: Alan Cram moved and Greg Christensen seconded the Motion to approve the April 27, 2010 Minutes of the Larimer County Board of Adjustment as presented. Board members Greg Christensen, Eric Berglund, Alan Cram, and Evelyn King voted in favor of the Motion. Member Peter Bohling abstained from voting. The Minutes were approved.

 

Findings and Resolutions: Alan Cram moved and Evelyn King seconded the Motion to approve the following Findings and Resolutions: W.O.L.F. Setback Variance (#10-BOA0786) and Cottingham Setback Variance ( #10-BOA0784). Board members Greg Christensen, Eric Berglund, Alan Cram and Evelyn King voted in favor of the Motion. Member Peter Bohling abstained from voting. The Findings and Resolutions were approved.

 

Alan Cram moved and Greg Christensen seconded the Motion to approve the following Findings and Resolution: Moyer Setback Variance (#10-BOA0785). Board members Greg Christensen, Eric Berglund, Alan Cram and Evelyn King voted in favor of the Motion. Member Peter Bohling abstained from voting. The Findings and Resolution was approved

 

Applications:

Applicant: William Ruzinsky

Request: The Application of William Ruzinsky, requesting a variance was presented to the Board. The Application requested a setback variance to allow an existing garage and a proposed addition to be 2 feet from an access road rather the required minimum of 25 feet in the A-Accommodation zone.

 

Action: Greg Christensen moved and Evelyn King seconded the Motion to approve the Application with conditions. Board members Greg Christensen, Peter Bohling, Eric Berglund, Alan Cram, and Evelyn King voted in favor of the Motion. The Application was approved with conditions.

 

File No: #10-BOA0792 (Whitaker-2 Setback Variance)

Owner: Terry and Anne Marie Whitaker

Applicant: Terry and Anne Marie Whitaker

Request: The Application of Terry and Anne Marie Whitaker, requesting a time extension was presented to the Board. The Application requested a one-year time extension to comply with the original approval of the following five setback variances: i) An existing residence/accessory building to remain 18 from the north side property line and 66.5 from the centerline of N. Taft Hill Rd. and also to expand the building to be 19 from the south side property line; ii) a new home to be 10 from the north side property line and 15 from the south side property line; iii) an existing 28 square foot well head building to remain 13.7 from the north side property line and 60.8 from the centerline of N. Taft Hill Rd.; iv) three portable buildings to be 10 from the north property line; and v) a greenhouse to be 18 from the north property line. All buildings are required to be 25 feet from all property lines in the RE- Rural Estate zone district.

 

Action: Greg Christensen moved and Evelyn King seconded the Motion to approve the Application for a one-year extension of time with conditions. Board members Greg Christensen, Peter Bohling, Eric Berglund, Alan Cram, and Evelyn King voted in favor of the Motion. The Application for a one-year extension of time was approved with conditions.

 

Adjournment: The meeting was adjourned at 7:06 p.m.
